Your New Home Warranty Specialist


OBM® Review

We will assist you by completing an OBM® Review where we will locate, identify, and document all Builder deficiencies covered under Tarion’s statutory warranty. This is a very thorough inspection and takes 1 hour per 1000 SF on average to complete. Please see our rates below.

We will prepare all warranty forms that are sent to
Tarion and your Builder, including faxing your forms if needed. You will be provided with an electronic copy of the warranty forms and detailed digital pictures of any Builder deficiencies that need special attention by email within 48 hours of the review. You may also request a copy on CD at no additional charge. You will only be responsible for signing and faxing or delivering the forms to Tarion and your Builder.

Pre-Delivery Inspection (PDI)

The PDI Form is a formal record of your new homes condition prior to you moving in and is used as a reference for future warranty service requests.

Before you take procession of your new home, your builder will schedule a mandatory Pre-Delivery Inspection (PDI) where their representative will walk you through and identify any damaged, incomplete or missed items as well as anything that is not operating properly.
OBM® will ensure that your builder representative records these conditions on the PDI Form to verify that they existed prior to occupancy. We do not provide an additional report.

If you are unable to attend your Pre-Delivery Inspection, you have the right to assign a 3rd party to attend in your place. An OBM® representative can attend on your behalf.

You must notify your builder if we are attending your PDI.

30-Day Form

The 30-Day Form is used to document any deficiencies noted on your PDI that were not completed by your move in date and to include any new deficiencies that are now present. This form must be submitted to Tarion prior to 30 days from your closing date in order to be considered.

Year-End Form

The Year-End Form is probably the most important. This is your last opportunity to make claims related to deficiencies covered by the Tarion’s One Year Warranty.

This form must be submitted to Tarion within the last 30 days leading up to your first year anniversary of the date of closing.

2nd-Year Form

The 2nd-Year Form is used to document deficiencies related but not limited to water penetration through basement or foundation walls, defects in materials, including windows, doors and caulking, or defects in work that result in water penetration into the building envelope, defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, defects in work or materials which result in the detachment, displacement or deterioration of exterior cladding (such as brickwork, aluminum or vinyl siding), violations of the Ontario Building Code affecting health and safety (including, but not limited to, violations relating to fire safety and the structural adequacy of the home), and major structural defects.

This coverage begins on the date you take possession of the home and ends on the day before the second anniversary of this date.

7th-Year Form

The 7-Year Form covers major structural defects (MSD) and begins on the date you take possession of the home and ends on the day before the seventh anniversary of that date.

OBM® Consultation

If you are interested in a personal consultation to inquire about the warranty process or to understand your rights or you would like us to revisit and go through one of your warranty forms to review items your Builder has completed, use our contact page to reserve your time.

OBM® Pre-Sale Review

Are you planning on selling your new home while still under warranty? We will complete an OBM® Pre-Sale Review of your new home's current condition during the warranty stage and document any deficiencies so you can provide to potential buyers. This service can eliminate the need for your new purchaser to hire a home inspector which saves them money and also helps you to sell your home faster by providing this gift to them.

OBM® Album

We offer a unique service where we create a photo album of all the stages of your home during construction. We visit the site on a weekly basis and take photos of each stage. Once your home is completed, you will receive your album on CD. This service is great as it allows us to find any major deficiencies at an early stage when it's easier to rectify. Once we locate a potential problem, you are notified so you can let the builder know before they continue building. It also allows you to see the different stages of how a home is built and it's a great gift to pass on to a future potential buyer. See sample images on left column of this page.
